Our electrician's advice
Selling a property: what you need for the electrical inspection
In Belgium, selling a home requires an inspection of the electrical installation by an approved body, under the RGIE. The inspection report goes to the buyer: compliant or not, the sale can go ahead, but any faults found must be fixed within the deadline set by the regulations.
The documents to prepare
The inspection body needs an up-to-date single-line diagram and layout plan. If they are missing or no longer match reality, we draw them up for you before the inspector's visit.
If the installation isn't compliant
Don't panic: the report lists exactly what needs fixing. We price the compliance work for free and carry it out before the re-inspection. If the fuse box or wiring is too old, a full rewire sometimes makes more sense.
The detailed rules are published by the FPS Economy: economie.fgov.be.

Frequently asked questions
Frequently asked questions about electrics
Can't find your question? Ask it on WhatsApp, with a photo if that helps, or leave your number and we'll call you back.
Unplug all appliances, reset the RCD, then plug them back in one by one: if it trips again on a particular appliance, that appliance is probably the cause. If it trips even with nothing plugged in, the fault is in the installation: don't keep forcing it back on, and call our electrical repair service.
If your neighbours have no power either, the fault is probably on the distribution network, run by Sibelga in Brussels: report it to them. If you're the only one affected, the problem is usually in your home: we come out 7 days a week.
The RGIE requires an inspection by an approved body, in particular when a home is sold, before a new installation is put into service and after a major modification. We prepare your installation and the diagrams so the inspection goes smoothly.
In the vast majority of cases, yes. We first check the available power, the type of supply (3x230 V is still common in Brussels) and the condition of the fuse box, then suggest the right solution. Details on the EV charger page.
Not necessarily. Depending on the state of the fuse box, the cables and the earthing, targeted compliance work may be enough. After the diagnosis, we show you both options with prices: compliance work or a rewire.
Yes, in houses and blocks of flats, for private customers and property managers alike: audio intercoms or video intercoms.
