Why servicing is compulsory
In the Brussels-Capital Region, servicing your boiler isn't advice, it's a legal requirement: every two years for a gas boiler, every year for an oil boiler. A check carried out by a certified technician, ending with an official servicing certificate.
- 01
Safety
A poorly maintained boiler is one of the main risk factors for carbon monoxide poisoning.
- 02
Insurance
If there's a claim linked to your heating, your insurer may require an up-to-date servicing certificate before paying out.
- 03
Selling & letting
The servicing certificate is regularly asked for when a property is sold or let.
The exact frequency and the penalties for not complying are set by the Brussels-Capital Region. We point you to the official information on environnement.brussels, and we remind you when your next service is coming up.

FAQ Boiler servicing
Can't find your question? Ask it on WhatsApp, with a photo if that helps, or leave your number and we'll call you back.
Yes. In the Brussels-Capital Region, periodic boiler servicing is a legal requirement: every two years for gas, every year for oil. It must be carried out by a certified technician who gives you an official certificate.
Besides the risk to your safety (carbon monoxide poisoning, breakdowns, higher consumption), not having an up-to-date certificate can cause problems with your insurer if there's a claim, or when you sell or let your property.
Allow €149 VAT incl. for a gas boiler service, and €239 VAT incl. for an oil boiler. The price includes the full check, the safety tests and your compliance certificate. For a gas boiler, private customers can also take our 3-year contract: two services, in year 1 and year 3, at €130 VAT incl. each.
Our service includes cleaning the burner, analysing the combustion, checking the seals and the pressure, testing the safety devices, checking the flue and giving you your official certificate.
Every two years for a gas boiler, every year for an oil boiler. We can send you a reminder before it's due so you don't have to think about it.
About an hour, for a gas boiler as for an oil boiler.
Yes, your compliance certificate is sent to you as a PDF on the day of the visit.
Don't panic. Our technicians carry out a full check and tell you whether any repairs are needed before issuing the certificate. It's never too late to get back in line with the rules.
